Let’s be real — buying property in Thailand as a foreigner can feel like a maze at first.

Between freehold vs leasehold, BVI companies, new zoning laws, and developers promising “guaranteed rental returns,” it’s easy to feel overwhelmed or even misled. And that’s before we even talk about lawyers, translations, taxes, or understanding who you can actually trust.

Over the last few years, I’ve personally worked with over 150 foreign buyers — some looking for a dream holiday home, others chasing passive income. A few have bought with full confidence. Others got stuck in “research mode” for months. And yes, some have made painful mistakes because they trusted the wrong people.

So here’s my honest take — no fluff, no sales pitch.

1. Ownership laws in Thailand are not designed to be easy for foreigners — but it’s not impossible

If you're not Thai, you cannot own land directly under your name.

Each option has pros and cons — and I always recommend matching the structure to your long-term plan. Are you buying for lifestyle? Investment? Retirement? Or something else? Your answer will decide the best legal route.


2. Every developer claims to be the best — but only a few actually deliver

One of the biggest mistakes I see: trusting glossy brochures and renderings.

Phuket has many developers, but not all are financially stable or committed to finishing what they start. Some take shortcuts with construction. Some vanish once they’ve sold 80% of units.

I personally track which ones are reliable and which ones aren’t. (And I won’t hesitate to tell you the truth, even if it costs me a commission.)


3. Don’t chase “guaranteed returns” blindly

If someone’s offering 8–10% rental returns “guaranteed,” ask: How is that possible? Who's managing the rentals? Are the returns real or just baked into the inflated price?

Rental returns in Phuket can be great — but only if you understand how the rental market here really works. I help clients connect with proper rental management teams, not just random handover promises.

4. Location is everything — but it depends on your lifestyle

Bang Tao, Rawai, Surin, Kamala, Patong… Each area has a different vibe. You don’t need to love what everyone else loves.

Some of my buyers ended up buying in quieter neighborhoods because they value space, views, or easier access to marinas and schools.

Others want to be close to beach clubs or cafés because they plan to rent it out short-term. The “best location” really depends on you — not just what’s trending online.

5. Most buyers don’t need more listings — they need better guidance

You don’t need 50 links to condos. You need someone who actually listens to your expectations, narrows down the noise, and explains the why behind every option.
